If Golf is your key reason for buying a home in Naples, you probably already understand the differences among the types of Golf Communities.  For those of you who wish to learn more, and those of you who are simply interested in Naples Real Estate, we offer a brief primer on Golf Course Communities.   There are significant variables among golf communities that can effect the value of your property, your community association fees and whether or not a particular home is the best value for you.

Naples Bundled Golf Communities  The price of the home includes your golf  membership; they can not be separated.   The membership may or may not have an equity value, but it transfers with the home.   There is no additional equity deposit required to become a member of the golf club.  However, there is still an annual membership fee for active members who plays regularly.   This is usually a great value for folks who want to play frequently, because the HOA fees often subsidize a portion of the golf course maintenance expense.   It is not, however, as beneficial to non-golfers because the Home Owner Association Fees are usually higher than in equally attractive non-golf communities or in a communities which have separate golf club memberships. 

Naples Golf Communities with Mandatory Equity Membership In these communities, the price of the home and the price golf memberships are separate. However, when you buy a home, then you are required to purchase the golf membership.  You hold an equity position in the Golf Club which you can sell to a another party.  You are also guaranteed 

Naples Golf Communities with Optional Equity Membership Many larger communities have a private golf and country club on-site.  Club memberships are sold separately, however community homeowners are usually considered before non-residents.   The course is supported by club members, not by the homeowners association.  

Naples Golf Communities where you can Pay as you Play  Here again, the Homeowners do not support the course.  However, you may play the course whenever you choose by paying the greens and cart fees when you play. This type of community offers great flexibility to the homeowner and seasonal renter.  One example would be the Flamingo and Mustang courses at Lely. 

Equity Golf Memberships  You purchase a membership  in the golf club, a portion of which(usually 80% to 95% of its current market value) is refunded when you sell your membership  In addition to your equity purchase, you will also pay annual membership dues.

What Does all of this mean to You?  Mostly, that it is important to understand the costs and benefits of the different types of communities so you can decide which best fits your needs.  Essentially, if you are an avid golfer and wish to play almost every day, a bundled golf community is an excellent value.  On the other hand, if golf is not your game, you may want to think twice about taking on the higher fee structure usually associated with a bundled golf community.
